Do I Need Home Insurance in Thailand?

In Thailand, home insurance is not legally mandatory — but it is strongly recommended. The specific risks are real: seasonal flooding, termite damage, theft during absences, and electrical surges from tropical storms.

If you live in a condo, the juristic person (building management) covers the structure but not your personal belongings or personal liability. For property owners with a mortgage, insurance is generally required by the bank.

Does my condo building insurance cover my personal belongings?
No. The building's juristic person insurance covers only the structure (shell, common areas). Your furniture, appliances, clothing and personal liability are not covered. You need a separate contents insurance policy.
Is flooding covered in Thailand?
Internal water damage (burst pipe, overflow from a machine) is generally covered. Natural flooding (river overflow, heavy rain) depends on the policy and may require a specific extension. Check this carefully if you live in a flood-prone area.
Am I covered if I travel abroad for several months?
Most policies cover absences of up to 60 or 90 consecutive days. Beyond that, theft coverage may be suspended. Notify your insurer if you plan a long absence.
Can a foreigner own property in Thailand?
Foreigners cannot own land outright but can own a condominium unit (up to 49% of units in a building) or use specific legal structures for houses. In all cases, appropriate home insurance is recommended.
Is home insurance required to get a Thai bank mortgage?
Yes, most Thai banks require fire insurance at minimum to protect the collateral. It is standard practice to take out a full home insurance policy when obtaining a mortgage on Thai property.
